I have been a resident of Maple Pointe Apts for 9 years...happily. The new (2/2016) management company has allowed the onsite Property Mgr. and her staff to respond quickly to resident concerns where at all possible. The building Owner, however, remains resistant to major improvements

Stay out of this building if you value your health, we’ll being, safety and security.
THIS IS NOT A SENIOR ONLY BUILDING! City sold seniors and people with disabilities out. Someone was paid off somewhere. [removed] Multiple dogs per apartment. Animals allowed To defecate inside and outside the building. Dog fights in Garden on a regular basis. One dog attacked a second dog in the garden and killed it. We have children living in this building! Dogs allowed to run off leashes inside and outside the building especially when management or maintenance are off of work. CHICAGO it’s not controlling the rat problem. Period. Recently new rowdy tenants allowed to argue and fight while the rest of us have to sit and listen to their grand storming. Our Alderman is doing nothing about these problems. Unsafe egress to and from entry of building for people with disabilities. Maintenance does not keep up on the urinating and defecation of dogs. If you have a wheelchair or walker, or too bad, you need to roll right over at all. Doors left a jar with cans propping them

Excellent senior housing destroyed by Standard
When I moved in to MP, a tax credit bldg that offered reduced market rate rent to seniors 55 & older, with a limited amount of HUD Section rentals. It now has a contract with CHA for anyone 18 yrs old or older. It had 24/7 security guards, when a guest came they had to show their IDs & sign in/out. There was a camera set up in lobby we could see who was ringing our apartments. Maximum 2 people per unit are allowed. Now there are units that have 5 plus people. We have a 20 lb weight limit for dogs, lately there are pit bulls & other large dogs. Then about 2 and a half yrs ago Standard Communities bought MP. Told us they were going to totally renovate the entire building with the least amount inconvenience to us. It turned out to be a nightmare. Putting in the cheapest applicances, using toxic glue to lay LVP with no sound proofing or padding. Many apts have glue bubbling up on their floors. Took out double sinks, put in shallow single kitchen sinks. Ovens take 20 minutes to heat up, freezers frosts foods immediately. Put new thermostat control system. You can no longer turn off the system, you use to be able to set the fan low medium high. Now you have no control you can't turn the system. The highest the heat can go now is 72. We just got the air conditioning system turned on 2 days ago. Both nights it's turned itself off. This is suppose to be a new system. They are going to limit how cold we can make our apartments for energy efficiency. I pay the electric to run the fan last time I checked Chicago doesn't have an energy efficiency regulations. They reduced our water pressure for energy conservation, when residents complained the owners told us we could buy faucets that would increase pressure at our own expense. Today for the 3rd time since Jan the MP phone system has been disconnected because they haven't paid the phone bill! It's been a nightmare. Beware of any apartment owned by Standard Communities

I have lived here for 16 years when I moved it was quiet bulilding for senior it is no a chicago housing project with pot smoking young and old because new owners standard communities and apartment management consultants dont care had to call the police and file report someone outside my door last night said "were gonna get you white boy"

Don't expect your security deposit returned
They DO NOT return security deposits so be very aware of that and expect no results from management office they will give the run around. By law they have up to 45 days to return security deposits..terrible to take advantage of elderly people.

Maple Pointe is just what the Dr. ordered for me.
I have lived in Maple Pointe for 6 years and while it's not perfect, I think the people complaining wouldn't be satisfied with anything. When my apartment was renovated I was given a temporary apartment in the building along with about 1/2 of my belongings, the other half stayed in my apartment (Couch, bed, dresser). I love my new stove and refrigerator, kitchen cabinets, countertops, sink, new toilet, bathroom counter, and sink. A new paint job, lighting fixtures, and digital thermostats. They are even making improvements on the outside by cleaning the outside and sealing cracks and installing new heating and air conditioning units. The Management company has semi-annual inspections for pests and unclean apartments. The new owners are getting a subsidy from CHA and the result was my rent was REDUCED! The management company has always responded to any issues I have had in a matter of hours if not minutes. Yes, the elevators have at times broken down, but there are 340+ apartments. They are in constant use and now each one is being replaced. It's a 15+-year-old building. Stuff breaks. The management staff has always been professional, even though it seems the owners change every year. Unfortunately, there isn't a lot of equipment for physical activities, just a small room with a treadmill. But they have a library, community room, computers, bingo games, and tenant meetings. Personally, I think it's a great place to live considering the area and the affordable rent. And lastly, the Security Guards are terrific. [name removed] and [name removed] are always courteous and helpful. I enjoy living at Maple Pointe.

Maple Pointe...a downhill disaster.
Well, if I could choose a star rating, it would be ZERO stars. This is the worst high rise in which I have ever lived. Yes, it was bought by Standard Companies dba Standard Communities. They talk a real line of BS; the Principal and the company never asked residents about so-called renovation which is really apt. destruction. Rip out carpeting in great shape? Sure, put in ugly, cheap laminate. Bathroom tiles are in great shape? Sure, break up all of the bathroom tile and put in what they call "tub surrounds," which are really cheap acrylic/plastic panels. People are very ticked off about those. They are cheap and they look cheap. Pull out all refrigerators and stoves and replace them. Duh? That makes sense when those are not even three years old? Here's the real deal; the hand was out for financing from the CHA (obtained...) and the goal is to make 1/3 of the apt's family-friendly. No problem with that but where do you put kids? (OH, in the closets?) Yes, kick people out of their apts. for 10 hours/day for 5 days (don't count the weekend...if they start with you on a Thursday, then the chaos in your home continues, with boxes spirited away to the storage lockers on the parking lot (yes...) They have commandeered so-called meetings in which they told their old story...not the truth. Take small apts. that are all "landlord white" and paint them gray...sure...make them look smaller. Take up around 8 parking spaces on the top deck with the storage lockers and then tell people to just take an empty space.....uh, these are assigned. Say that you'll help pack...excuse me...I watched the guys use paper to pack a friend's dishes...no guys, you use bubble wrap. If this nonsense occurred in a D & K building, it would end. Be smart...don't move in here. Oh, and forget the management companies....one after another....incompetent and they lie to you.

1) there is NO fitness center 2) smoke free options? The smokers here are a real problem. 3) There are 342 apts. on floors 2-20. 4) Management is not good....former or new and there are NO balconies as some apt. sites indicate. I have heard from friends who have said that if they presented a problem, the prop. mgr. has said "I don't work for you" or "You're not my boss." It was recently bought by Standard, and that company intends to replace everything in the kitchen, replace carpets, etc. EVEN when those items are new. They are kicking residents out of their apartments for 10 hours for five days. They expect residents to COMPLETELY empty the apartments...and to trust workmen whom they do not know. Pets...put them in boarding. You actually still work and from "home?" Too bad...the management company (Indigo Real Estate Services) just goes along with this nonsense - there is a total lack or critical thinking by Standard or Indigo. There is a real backlash against the new owning company for these intended actions. And lastly, there are residents here who belong in assisted living center for mentally ill and other who live here who should be in assisted living for those with major medical issues. I would not choose any stars, but you have to choose at least one. Avoid this place. I would choose no star, but that is not an option.

Well, SMH, I really hate to be negative but I must tell the truth. I am a previous tenant of Maple Point Apartments. It was not a nice place to live. The building is outdated, old amenities, the elevators are nasty and raggedy. The carpeting in the common areas are filthy. There are a lot of rude tenants their. The office staff is very unprofessional, the security staff are all 2nd chance program employees. The dogs urinate and drop feces all over the elevator and the building. It was so noisy , the elevators stayed broke. They stopped screening people and they except anybody that needed a place to stay as long as they came with a check. There are bed bugs, roaches in some apartments. The building is very transit. Their is always something broken, on one of the hottest days of the year Memorial Day the air conditioning was broken for several days. Eventho, I must give them some credit, they do try to correct the problems after the fact but it’s not a place or residence that I would recommend . I would only rate them on a scale from 1 thru 5, five bring the highest and 1 being the lowest, I would rate them 2 stars. If you are thinking about moving their , GOOD LUCK ! Because you will certainly need it.

I've been here not long and see that the management office staff is not informed of things that are part of their roles' knowledge, e.g. leases, governing federal, state and city statutes, attention to detail, etc. The reaction is to put the onus on a complaining resident, rather than the resident who is causing issues and who violates lease terms. I suppose that they think the former is easier. There are quite a lot of friendly residents; there are those with the attitude of "I've been here x number of years and I'll do what I want to do." It's easy to see that maintenance issues have been postponed, for example the damage around the door frame (missing plaster, etc.) in the "community room's exit near Wells St. Apt. doors loaded with scratches. Elevators that are banged and with damaged wood trim. Bad paint job in my apt. Defective electric outlets. What! No one sees these things? Well, lease terms and the CRLTO allow a repair and deduct (of repair expenses from rent) when reported issues are not remedied in 30 days. I'll bet that no one here has ever used that before. Too many people have told me that they present issues, which are then ignored. There are 342 apts., a large building.

I have been a resident of Maple Pointe Apts for 9 years...happily. The new (2/2016) management company has allowed the onsite Property Mgr. and her staff to respond quickly to resident concerns where at all possible. The building Owner, however, remains resistant to major improvements which themselves are now fewer in number. The efforts of the Residents' Association made a few inroads with the Owner to the benefit of all residents. The cleanliness of the Building has improved remarkably. New common area rugs were welcomed; the promised new washing machines in the bldg's Laundry room are awaited in 60 days. We'll see. The diversity and friendliness of residents is wonderful. The security and maintenance staff impressive. I very much am pleased to be living at Maple Pointe Apts.

Nightmare
Having lived here for over a decade now, I have come to the conclusion that this place is in dire need of serious help. Dirty is not the right word for it........disgustingly filthy is more like it. Tenants are out of control, [removed], broken elevators, Cabrini Green left overs for furniture, if something isn't nailed down.........it is [removed] before right before your eyes. The management company does not give one second of their time or the taxpayers money to fix this place. Owners could care less what happens here as long as the money keeps rolling in for fill their bank accounts. Staff are rude and out of sight most of the time........ Any one wants to live here be warned..........I am so out of here as soon as possible. I would not put my worst enemy here that is how ugly this place really is.

MAple Pointe Apartments...one of the best places to call home.
Maple Pointe Apartments has some of the nicest residents, security personnel including Ms. Longay at the front desk, and activities in the building. I was grateful to be a resident and even more grateful for Mr. R. Chambers and the administrative staff. Other than a few negative experiences with maintenance personnel, my stay was rewarding. Thank you God for Maple Pointe Apartments.
