I really like that the community doesn't seem institutional, or a corporate safe environment. It's more like a home. And that it is small. An individual care can be provided.

How people pay for senior apartments in Marietta

Senior apartments are considered general housing, not senior care facilities, because they do not provide services like meals or personal care. Many people use personal funds to pay for senior apartments. However, if a person living in a senior apartment requires in-home medical care, they might find some reimbursement through Medicaid, Medicare, or veterans benefits. This section will go over private pay methods, VA benefits, Medicaid, Medicare, and public assistance.

Private pay methods

Seniors looking to move into a senior apartment generally fund their stay with savings or other income resources such as pensions, retirement accounts, inheritance, or Social Security benefits. Other options could be any one of the following below:

VA benefits
2554

Number of veterans who live in Marietta

Percentage of Marietta veterans are 65+

Veterans in Marietta will be able to access resources that can help connect them to benefits to help offset certain costs. Many veterans will be able to use their VA Pension to help offset the cost of living or any medical care that they might need. Some veterans in Marietta might also be eligible for VA Disability Compensation. The eligibility requirements are the same as the VA Pension, with the addition that you must have been disabled as a result of your service.

Another popular benefit for veterans is the VA Aid and Attendance benefit. This benefit can help cover medical costs for veterans who might need in-home care or help with basic needs in the home (showering, dressing, feeding, etc.). It’s paid out in addition to the VA Pension and can be used for anything that improves the quality of life of Marietta veterans.

Veterans may be able to make use of the U.S. Department of Housing and Urban Development-VA Supportive Housing (HUD-VASH) program. They issue vouchers to offset housing costs for veterans who are homeless or at risk of becoming homeless. You can review the eligibility requirements online.

Applying for access to these benefits can be tricky, so you will want to use some of the resources available to you in Marietta. A veterans services officer can help explain benefits and help with the application process. You can connect with these trained experts through the VA office or at veterans services organizations (VSOs), such as the Veterans of Foreign Wars.

Medicaid

Medicaid in Georgia is known as the Peach State Health Plan. Because senior apartments are considered general housing, Medicaid will not cover the cost of living for senior apartments. However, it can offset some medical costs and in-home care if needed for the resident. You can check basic eligibility here.

Seniors who need in-home care can see if they are eligible to receive it through the home and community based services (HCBS) waiver program. These waiver programs can help seniors receive care at home instead of having to move into a nursing home. A specific waiver to look into is the Georgia Elderly and Disabled Waiver; however, other waivers are available that might apply to your specific situation.

To apply or check for eligibility, use the Georgia Gateway website. Applying for the Peach State Health Plan can be a bit tricky, so you will want to utilize some of the resources that you have available to you. The first resource you will want to consider is the Georgia Long-Term Care Ombudsman Program. An ombudsman has plenty of experience going through the application process. They will be able to give you a realistic idea of eligibility, guide you through the application process, and connect you with benefits. Seniors can also reach out to the Cobb County Division of Family and Child Services (the main Medicaid office for Cobb County) or Empowerline for more information.

Medicare

People over the age of 65 are eligible for Medicare. While Medicare will not cover the cost of living for senior apartments, it can help to offset some costs of medical expenses. There are a number of Medicare Savings Programs that seniors in Georgia can look to utilize. To apply for Medicare, seniors in Marietta can use the Georgia Gateway website.

Medicare Savings Programs available to Georgians are:

  • Qualified Medicare Beneficiary Program (QMB): The QMB was designed to fill in the gaps in Medicare coverage by paying Medicare premiums, deductibles, and coinsurance. This helps to eliminate out-of-pocket expenses.
  • Specified Low-Income Medicare Beneficiary Program (SLMB): This program covers part of Medicare Part B costs.
  • Qualifying Individual Program (QI): The QI program also covers the cost of Medicare Part B, specifically for people with higher incomes than those who use SLMB.

Gaining access to Medicare requires going through an application process that is notoriously tricky. Fortunately, seniors in Marietta have access to several resources that can help them through the process and then connect to benefits.

The State Health Insurance Program (SHIP) offers one-on-one consultations to seniors who need help with the application process. Georgians can request Medicare assistance from SHIP online. Marietta seniors will also want to consider utilizing their local long-term care ombudsman, who can answer questions and provide resources.

Residents of Marietta can also find helpful resources at the local Social Security Administration office or by reaching out to Empowerline, which offers counseling online or by phone to connect seniors with resources and answer questions.

Public assistance

Social Security benefits and housing assistance programs are great ways for low-income seniors to offset their cost of rent. If eligible, low-income seniors can use these benefits and programs to help cover some of the cost of senior apartment living.

Seniors with qualifying incomes can go through the U.S. Department of Housing and Urban Development (HUD) to apply for Housing Choice Vouchers to help them cover the cost of rent. This program was once known as Section 8 and is now known as the Housing Choice Voucher Program (HCV). If the senior apartment landlord allows these vouchers, they can be used to offset the cost of rent. Seniors in Marietta can apply for the HCV program online, or they can go in person to the Marietta Housing Authority. Applications can also be filled out at the Atlanta Department of Housing and Urban Development.

Marietta seniors can also utilize Social Security benefits to help pay for the cost of living in senior apartments. There are four types of Social Security benefits, each with different eligibility qualifications. They are:

There are Social Security offices in Marietta and surrounding areas that can help with the application process and help to get seniors connected with benefits that will help offset the cost of living in senior apartments.

The Senior Citizen Council of Cobb County is a non-profit that advocates for the interests of seniors and provides a range of services.

Understand Georgia laws and regulations for senior apartments communities

Because senior apartments are not considered senior care facilities, they are not required by Georgia residential law to be licensed or inspected. They are, however, required to abide by Georgia and federal law.

Marietta strives to provide fair housing opportunities for new and existing residents. The Georgia Fair Housing Act also ensures all Georgia residents can fairly compete for housing within their economic means. It prohibits discrimination in housing because of disability, sex, race, national origin, religion, or familial status.

All senior apartments in Marietta are required to follow the Americans with Disabilities Act. This means that no landlord or residence can discriminate or deny housing to tenants based specifically on their disability. Any complaints needed to be filed if a residence is not adhering to the ADA go through the City of Marietta Risk Manager/ADA Coordinator, Department of Human Resources, and Risk Management.

All Marietta landlords and senior apartments are required to keep their property in a safe condition and in good repair.[04] This means that the building structure must be maintained; electric, heating, and plumbing must always be in working order; and ordinary care is kept to ensure the safety of residents.

Under the Housing Code, all properties must be equipped with smoke alarms and detectors. If there is an inspection and the building is not up to code, an issue of non-compliance will be addressed. If you are interested in the results of inspections, you can find those online.

Transportation for seniors in Marietta

Marietta is a car-dependent city, meaning that you will need a car to run basic errands like grocery shopping or going to medical appointments. However, there are three highly walkable neighborhoods in Marietta: Oakton, Barrett Green, and Hardage Farms.

Even with three walkable neighborhoods, Marietta receives a walk score of just 36. This is on a scale from 0 out of 100 and is graded on walking infrastructure as compared to other cities.[07] Riding around on two wheels is also not much of an option in Marietta with its minimal bike paths.

For all things public transportation in Marietta, you’ll need to use Cobb County’s transit service, CobbLinc. Prepare for all travel arrangements by purchasing a pass and checking out CobbLinc’s routes and schedules.
